• Development of the Client Brief

• Feasibility of proposals and cost implications to ascertain the viability of scheme.

• Preparation of Sketch Schemes for consultation.

• Implementation, where possible, long-term sustainability and building function lifespan; as habitable occupancy needs may change during the building’s lifespan allowing for later modifications with minimal disruption to the structure.

• Liaise with other Design Team members, Specialist Consultants and Utility companies

• Preparation of Planning drawings, associated documentation and liaison with the Planning Dept for the duration of the application process.

• Preparation of Building Control drawings, associated documentation and liaison with the Building Control Dept for the duration of the application process.

• Compile Tender documentation; manage, procure, review and advise of preferred Contractor.

• Prepare Tender documents for procurement of Contractors’ quotations.

• Review, Analyse and compare build costs and advise.

• If required, Negotiate costs with Client / Contractor/s for possible cost Value Engineering.

Diana has worked on a number of projects for us over the last six years, from redesign of a front porch, re-tanking and waterproofing of a poolroom and gym, installing new drainage systems, the design, demolition and rebuilding of a garage also supervising the installation of new windows and re-rendering the whole of the house.

 

Throughout all these projects, Diana has worked with us in choosing designs, managing choice of contractors, planning and managing all project on a daily basis, thereby reducing the  load from our lives. Diana is very approachable and understood our requirements/wants from the outset drawing up our plans from our initial meeting.  Her plans were well detailed and she was more than happy to make any amendments/changes we wanted. She explained all the processes clearly so we understood what should be happening and when and was easily contactable if needed. 

 

Diana dealt with the Planning and Building Control applications and any queries raised by these departments.  She prepared Tender documents and procured Builders quotation for the proposed works.  She also liaised with the Structural Engineer on our behalf to resolve site issues.

The complex brief, was to significantly increase the square footage without creating oversize rooms or lengthy corridors whilst ensuring that the designs were extremely sympathetic to the existing character of the house, which was originally constructed in 1736. In addition, it was essential to deliver a modern internal design that was able to cater for all modern services and amenities.

 

Arkitectonic did an amazing job of providing us with pre- application design proposals, sketches and advice prior to making  a Planning Application and issue of Permit that was obtained by others.

 

Diana prepared the Building Control drawings and associated documents, gaining the permit for my major house rebuild in a greenbelt area.  She was always on hand to resolve any issues / concerns that arose during the construction stage.  She was always available, delivered to her projected timescales and was extremely pleasant to work with.
