Convert an existing redundant outbuilding within a site of Special Interest to create a 1 bedroom bijou cottage. As a prerequiste to the Heritage listing, as much of the original facade and structural elements are to be retained where viabily possible. New structural elements and features to match existing, without compromising the existing features and the immediate environment. Implement mitigating measures to ensure that disruption to the existing ecological enviroment is minimised and not detrimental to the resident habitant. Provide and install Bat & Bird boxes, as well as ensuring that bats can still have an habitable area accessible behind the new fasicia boards.
Create single storey extension to seamlessly connect the internal space with the external enviroment without encrouching too much into the existing small garden area. Maximising on natural light and solar gain with 2 no. electrically operated velux rain sensor rooflights as well as additional solar panels.
Pre-Application Planning advice - recommend demolition of the existing,poorly contructed, single story extension to the East of the main 1736 single storey cottage. Propose first floor extension to the main cottage and replace the existing single storey extension with a 1 1/2 storey extension.

Obtained Planning & Building Control Permits to create a new Agricultural Farm Stead development within the Green zone of an existing agricultural field. A challenging site that required a cut & fill process due to the gradients varying upward of 4 mtrs from corner to corner within the designated area of the non arable part of the field for the development.
Recreational Project within a residential area.
Obtained Planning & Building Control permits to create 2 No. Padel Courts. A restrictive and challenging site due to location, tight site constraints and measures taken to mitigate potential enviromental issues.

Her plans were well detailed and she was more than happy to make any amendments / changes we wanted. Diana dealt with the Planning and Building Control applications and any queries raised by these departments. She prepared Tender documents and procured Builders quotations for the proposed works. She also liaised with the Structural Engineer on our behalf to resolve site issues.

The complex brief, was to significantly increase the square footage without creating oversize rooms or lengthy corridors whilst ensuring that the designs were extremely sympathetic to the existing character of the house, which was originally constructed in 1736. In addition, it was essential to deliver a modern internal design that was able to cater for all modern services and amenities.

Diana prepared the Building Control drawings and associated documents, gaining the permit for my major house rebuild in a greenbelt area. She was always on hand to resolve any issues / concerns that arose during the construction stage.
