Convert an existing redundant outbuilding within a site of Special Interest to create a 1 bedroom bijou cottage. As a prerequiste to the Heritage listing, as much of the original facade and structural elements are to be retained where viabily possible. New structural elements and features to match existing, without compromising the existing features and the immediate environment. Implement mitigating measures to ensure that disruption to the existing ecological enviroment is minimised and not detrimental to the resident habitant. Provide and install Bat & Bird boxes, as well as ensuring that bats can still have an habitable area accessible behind the new fasicia boards.
Create single storey extension to seamlessly connect the internal space with the external enviroment without encrouching too much into the existing small garden area. Maximising on natural light and solar gain with 2 no. electrically operated velux rain sensor rooflights as well as additional solar panels.

Pre-Application Planning advice - recommend demolition of the existing,poorly contructed, single story extension to the East of the main 1736 single storey cottage. Propose first floor extension to the main cottage and replace the existing single storey extension with a 1 1/2 storey extension.

Obtained Planning & Building Control Permits to create a new Agricultural Farm Stead development within the Green zone of an existing agricultural field. A challenging site that required a cut & fill process due to the gradients varying upward of 4 mtrs from corner to corner within the designated area of the non arable part of the field for the development.
